Kitchen remodels are among the most popular, according to a report in the August issue of Consumer Reports and online at consumerreports.org. And the economic slowdown means there are outstanding deals on everything from cooktops to countertops. It also means kitchen designers and building contractors are eager for work and willing to negotiate.</p>
<p>But bargain prices and good looks aren&rsquo;t everything, said Celia Kupersmzid Lehrman, Consumer Reports&rsquo; deputy home editor.</p>
<p>&ldquo;When remodeling a kitchen, functionality is every bit as important as style. Fortunately there are many products that look good and work well,&rdquo; she said.</p>
<p>The design of your kitchen is every bit as important as what goes into it, said Jim Spence of Spence &amp; Vaughn Fine Kitchen and Bath in Maitland, Fla.</p>
<p>The most functional design is based on the &lsquo;work triangle&rsquo;&mdash;the relationship between the prep area, the cooking area and the sink, said Spence. Ideally, the distance between them should never be less than four feet or more than nine feet. Of the three areas, the most-used is the sink.</p>
<p>When planning a remodel, determining your budget is one of the first steps. The National Kitchen &amp; Bath Association (NKBA) calculates the average kitchen remodel costs between 10-20% of the home&rsquo;s value. But obviously, the extent of the makeover determines its cost.</p>
<p>Determining your priorities is another key step, said Phil Johnson, a partner at Spence &amp; Vaughn and a certified kitchen designer. &ldquo;Do you love to cook? If so, now might be the time to consider professional-style appliances,&rdquo; he said. &ldquo;Do you have a large family? Consider how best to accommodate them in your new space. Think about the things you love in your old kitchen&mdash;and the things you dislike.&rdquo;</p>
<p><strong>Johnson recommends the following steps for a successful kitchen remodel: </strong></p>
<p>-Do your homework. Watch TV remodeling programs, clip appealing pictures and articles from magazines, attend remodeling seminars, visit home shows and parades of homes. Consult with a kitchen designer who is a member of the NKBA, who has the training and experience to avoid many of the things that can go wrong with a remodeling project.</p>
<p>-Visit a showroom. Examine the options in cabinets, countertops, appliances, flooring, plumbing and lighting. Decide what you want&mdash;and can afford.</p>
<p>-Schedule a home visit. The designer/installer needs to measure the kitchen and adjacent rooms, and make a note of existing walls, doors and windows, electrical supplies, ceiling height, attic access, type of wall construction, plumbing details, etc.</p>
<p>-Finalize the project. The design is refined, construction plans are completed, appliances and supplies are ordered&mdash;and the initial deposit is paid.</p>
<p>-Survive the dust, noise and workers. With proper supervision, the disruption can be kept to a minimum. Make sure materials are ordered and on the way before beginning the tear-out. Clear a space in the garage for workers&rsquo; tools and supplies and items removed from the old kitchen. And communicate regularly with the designer/installer.</p>
<p><strong>4 rules to keep in mind as you begin to remodel your kitchen:</strong></p>
<p>1. Don&rsquo;t rush. There are many kitchen products that combine value, performance and good looks. Take time to meet with professionals, browse the Internet and visit showrooms and home centers. Haste can be costly. Changing your mind after the project is started typically adds about $1,500 to the cost of a kitchen project.</p>
<p>2. Size matters. In addition to being expensive, oversized kitchens can be exhausting to work in and keep tidy. A more compact kitchen often functions better. The National Kitchen &amp; Bath Association website, nkba.org, provides guidelines for optimal space between appliances, cabinets and islands.</p>
<p>3. Beware of budget busters. Leave a 10-15% cushion for surprises, such as unexpected structural repairs. Avoid settling for a cheap option, thinking someday you will replace it with something you really want. Chances are that will never happen.</p>
<p>4. Get it in writing. When using a professional for a remodel, the written contract should list each phase of the project; every product, including the model number; and copies of each contractor&rsquo;s license, and workers compensation and liability insurance to confirm they are current. Call references and, if possible, visit them.</p>

<p>RISMEDIA, July 6, 2010&mdash;The House of Representatives recently passed the <a href="http://www.govtrack.us/congress/bill.xpd?bill=h111-5072" target="_blank">FHA Reform Act</a> (H.R. 5072). The bill, sponsored by Representative Maxine Waters (D-Calif.), would give authority to the Federal Housing Administration (FHA) to increase premiums (a.k.a. mortgage insurance) on loans guaranteed by the FHA. It passed by a vote of 406 to 4 and now heads to the Senate for a vote.</p>
<p>The FHA does not make home loans, it insures lenders against mortgage defaults. As a matter of fact, the FHA insures nearly one-third of all new mortgages in the U.S. This is up from just <a href="http://www.nuwireinvestor.com/articles/the-fha-loans-comeback-tour-51265.aspx" target="_blank">4% percent in 2006</a>. Due to the high number of mortgage defaults that have occurred over the past few years, the <a href="http://www.reuters.com/article/idUSN1021673820100610" target="_blank">FHA reserves have fallen</a> below the limit allowed by law. The proposed bill hopes to bolster the FHA reserve level.</p>
<p>FHA-backed loans are common among first-time home buyers because, unlike the traditional mortgages of today, FHA loans only require that you have a 3.5% down payment. However, because the down payment requirement is so low, a borrower is required to pay both an upfront mortgage insurance premium at closing (<a href="http://blogs.wsj.com/developments/2010/04/02/fha-mortgage-insurance-premiums-set-to-increase/" target="_blank">currently at 2.25%, up from 1.75% in April 2010</a>) and an annual mortgage insurance premium, paid monthly.</p>
<p>Currently, the annual mortgage premium is 0.55% of the loan amount, but if the FHA Reform Act is passed, it would allow the FHA to raise the premium up to a maximum of 1.55%. However, <a href="http://www.washingtonpost.com/wp-dyn/content/article/2010/06/10/AR2010061005434.html" target="_blank">FHA Commissioner David Stevens</a> said their plans are to raise the premium to 0.9% next year, not the maximum amount&ndash;though the FHA does have the ability to raise it to the maximum amount without additional approval.</p>
<p>How would this change affect a new FHA-backed borrower? Could a small percentage increase really translate into big numbers? The answer is yes. Here are two examples of how the new, higher premiums will affect homeowners, calculated using two homeowners with specific <a href="http://www.irs.gov/app/freeFile/html/moreInfo/more_info_agi.html" target="_blank">adjusted gross incomes</a> (AGI).</p>
<p><strong>Example #1</strong><br />In this first example, a homeowner with a $50,000 AGI (<a href="http://www.zillow.com/blog/files/2010/06/image0015.png" target="_blank">see AGI chart here</a>) can currently afford <a href="http://www.zillow.com/local-info/" target="_blank">the median valued U.S. home</a> of $183,100, based on the rule of thumb that one&rsquo;s house payment&mdash;including taxes and fees&mdash;should not exceed 30% of your income. At the current rate of 0.55%, the homeowner should expect to pay $80.92 per month in FHA mortgage premiums.</p>
<p>However, if the premium is raised to 0.9%, this same homeowner would only be able to afford a $175,000 home and would be required to pay a monthly premium of $126.66.</p>
<p>If a rate of 1.5% is applied, this homeowner could only afford a $163,000 home. In the latter example, the monthly premium has increased roughly 2.5 times the current rate&ndash;from $80.92 per month to $196.62 per month&ndash;requiring the homeowner to lower their purchase power by roughly $20,000.</p>
<p><strong>Example #2</strong><br />In the second example, a homeowner with a $113,000 AGI (<a href="http://www.zillow.com/blog/files/2010/06/image0014.png" target="_blank">see AGI chart here</a>) can currently afford <a href="http://www.zillow.com/local-info/CA-Los-Angeles-Metro-home-value/r_394806/" target="_blank">the median valued Los Angeles metro home</a> of $419,500 and should expect to pay an FHA monthly mortgage premium of $185.54.</p>
<p>However, with the increased fee of 0.9%, the same homeowner would only be able to afford a $402,000 home at 0.9 % and would have to pay a FHA monthly mortgage premium of $290.95 and a $372,600 home at 1.5%. That is a difference of $46,700.</p>
<p>If a rate of 1.5% is applied, this homeowner could only afford a $372,600 home. In the latter example, the monthly premium has increased roughly 2.5 times the current rate&ndash;from $185.54 per month to $465.75 per month&ndash;requiring the homeowner to lower their purchase power by roughly $47,000.</p>
<p>Like example #1, the decrease in affordability is due to an increase in the FHA annual mortgage premium, paid monthly. In both cases, the premium paid currently makes up 7% of the total monthly house payment. If the rate of 0.9% were applied, that would jump to nearly 12% and at 1.5%, 20% of the monthly house payment would go toward the FHA annual mortgage premium.</p>
<p>&ldquo;Individual borrowers should be aware of the impact of this change to the FHA program&rsquo;s annual mortgage premium requirement because less of their monthly payment will go toward the equity in their home,&rdquo; said Zillow.com Chief Economist Dr. Stan Humphries. &ldquo;Additionally, as annual mortgage premiums rise, it will negatively affect a home buyer&rsquo;s purchase power.</p>
<p>Humphries continued, &ldquo;While additional fees will have some marginal impact on demand for housing, it&rsquo;s likely to be quite small overall and significantly less than the alternative of higher down payment requirements. Although the latter would do more to lower the risk profile of the FHA portfolio.&rdquo;</p>
<p>In addition to the FHA mortgage premium increase, the bill calls for a decrease to the portion of the &ldquo;upfront mortgage premium,&rdquo; which is paid at closing. Currently, the rate is at 2.25% of the loan value. The FHA plans to cut the rate to 1% if the bill makes it into law. Though helpful, it will not come close to counteracting increase annual mortgage premium.</p>
<p>The bill is awaiting a Senate vote and an effective date for this portion of the bill has yet to be set. The annual mortgage premium increase will only apply to new FHA borrowers.</p>
<p><strong>Methodology</strong><br />Zillow ran the numbers using two fixed adjusted gross incomes (AGI). We used an AGI of $50,000 to represent the U.S. median home value of $183,000 and an AGI of $113,000 to represent the median home value of $419,500 in the Los Angeles Metro. We then worked backward to determine the 3.5% down payment (current FHA down payment minimum) and loan amount. We plugged that data into the Zillow <a href="http://www.zillow.com/mortgage/calculator/Mortgage-payment-calculator.htm" target="_blank">mortgage payment calculator</a> to get estimated property tax and home insurance numbers.</p>
<p>Finally, to determine how the increase in FHA premiums would affect homeowners, we applied the three percentage rates mentioned above (0.55, 0.9, 1.5) to the fixed AGIs, verifying that the house payment never exceeded 30% of the AGI.</p>

FHA loans are mortgages issued by qualified lenders and insured by the Federal Housing Administration (FHA).</p>
<p>&ldquo;We have seen home buyer interest in FHA loans go from practically zero three years ago to upwards of 87% today,&rdquo; said Christopher Gardner, founder and president of FHA Pros, LLC. &ldquo;Despite this rapid rise in popularity, many buyers still do not fully understand the benefits of these loans, and we believe it&rsquo;s time to change that.&rdquo;</p>
<p><strong>1. FHA loans are not only for lower-income borrowers.</strong> FHA loans are available to everyone. There is no maximum income restriction associated with FHA loans, but borrowers do need to substantiate income and assets by submitting proper documentation. This requirement ensures that borrowers are well-vetted and truly able to afford their future homes.</p>
<p><strong>2. FHA loans are not only for first-time buyers. </strong>Many people believe FHA loans are available only to first-time home buyers, but this is not the case. Whether borrowers are making their first home purchase or their fifth, they can look to FHA loans as a home financing option.</p>
<p><strong>3. FHA loans are not just small loans; in fact, loan amounts can be as high as almost $800,000.</strong> The government recently raised the maximum loan amount from its original cap of $362,790 to $793,750 as a way to help stabilize the housing market. The amount a buyer can borrow varies from county to county though. Later this summer, condo buyers interested in FHA loans can visit <a href="http://www.checkfhaapproval.com/" target="_blank">www.checkfhaapproval.com</a> to instantly identify FHA-approved condo associations and review maximum loan amounts for a given location.</p>
<p><strong>4. FHA loans are not affiliated with the section 8 housing program. </strong>While both programs are administered by the U.S. Department of Housing and Urban Development (HUD), FHA loans have nothing to do with low-income subsidized housing. FHA loans are simply mortgages insured by FHA. This insurance provided by the federal government allows lenders to lend more freely by assuring them that they will be repaid in the event of default. Most traditional lenders, including Wells Fargo &amp; Co., JP Morgan Chase and Citigroup are able to provide FHA loans to their customers.</p>
<p><strong>5. FHA loans are often more affordable than conventional loans. </strong>While FHA loans typically offer the same interest rates as other loans, borrowers benefit from a much lower down payment of as low as 3.5%.</p>
<p><strong>6. FHA-approved condo developments are more desirable to buyers.</strong> With 87% of home buyers indicating that they plan to use FHA loans, condo associations that are not FHA approved are missing out on a significant pool of prospective buyers. Under rules in place since February 2010, an entire condominium development must now apply to HUD and be granted FHA approval before a buyer can purchase a unit in an association with an FHA loan or before an existing unit owner can refinance into an FHA loan.</p>
<p>Due to the general unwillingness of today&rsquo;s lenders to extend credit with respect to conventional loans, many borrowers find that FHA is their best bet. Lenders don&rsquo;t mind lending when the federal government (FHA) assures them of repayment.</p>
<p>Homeowners associations (HOAs) should note that although FHA-insured mortgages might be easier to obtain, they are not &ldquo;risky&rdquo; loans, due in large part to the strict &ldquo;full documentation&rdquo; requirements placed on borrowers. Individual buyers or sellers can initiate the approval process or current owners can encourage their HOA to apply.</p>
<p><strong>7. FHA loans are assumable.</strong> In addition to lower down-payment and credit-qualifying requirements as compared to conventional loans, FHA loans are assumable. This means that when a seller with an FHA loan sells his or her property, the loan and its financing terms (interest rate) can be transferred to the new buyer. This unique feature will certainly make a property more valuable in times of rising interest rates.</p>

<p>&ldquo;This is a traumatic time in this country and the future isn&rsquo;t something we&rsquo;re 100% sure about now either. What&rsquo;s left? The answer for most home buyers is authenticity,&rdquo; said Heather McCune, director of marketing for Bassenian Lagoni Architects in Park Ridge, Ill. Buyers today want cost-effective architecture, plans that focus on spaces and not rooms and homes that are designed &lsquo;green&rsquo; from the outset,&rdquo; she said. The key for home builders is &ldquo;finding the balance between what buyers want and the price point.&rdquo;</p>
<p>For many buyers, their next house will be smaller than their current one, said Carol Lavender, president of the Lavender Design Group in San Antonio, Texas. Large kitchens that are open to the main family living area, old-fashioned bathrooms with clawfoot tubs and small spaces such as wine grottos are design features that will resonate today, she said. &ldquo;What we&rsquo;re hearing is &lsquo;harvest&rsquo; as a home theme&mdash;the feeling of Thanksgiving. It&rsquo;s all about family togetherness&mdash;casual living, entertaining and flexible spaces,&rdquo; Lavender said.</p>
<p>Paul Cardis, CEO of AVID Ratings Co., which conducts an annual survey of home buyer preferences, said there are 10 &ldquo;must&rdquo; features in new homes:</p>
<p><strong>1. Large kitchens, with an island.</strong> &ldquo;If you&rsquo;re going to spend design dollars, spend them where people want them&mdash;spend them in the kitchen,&rdquo; McCune said. 2. Granite countertops are a must for move-up buyers and buyers of custom homes, but for others &ldquo;they are on the bubble,&rdquo; Cardis said.</p>
<p><strong>3. Energy-efficient appliances</strong>, high-efficiency insulation and high window efficiency.<strong> </strong>Among the &ldquo;green&rdquo; features touted in homes, these are the ones buyers value most, said Cardis. While large windows had been a major draw, energy concerns are giving customers pause on those. The use of recycled or synthetic materials is only borderline desirable.</p>
<p><strong>4. Home office/study.</strong> People would much rather have this space rather than, say, a formal dining room. &ldquo;People are feeling like they can dine out again and so the dining room has become tradable,&rdquo; Cardis said. And the home theater may also be headed for the scrap heap, a casualty of the &ldquo;shift from boom to correction.&rdquo;</p>
<p><strong>5. Main-floor master suite. </strong>This is a must feature for empty-nesters and certain other buyers, and appears to be getting more popular in general. That could help explain why demand for upstairs laundries is declining after several years of popularity gains.</p>
<p><strong>6. Outdoor living room. </strong>The popularity of outdoor spaces continues to grow, even in Canada. The idea of an outdoor room is even more popular than an outdoor cooking area, meaning people are willing to spend more time outside.</p>
<p><strong>7. Master suite soaker tubs.</strong> Whirlpools are still desirable for many home buyers, but they clearly went down a notch in the latest survey. Oversize showers with seating areas are also moving up in popularity.</p>
<p><strong>8. Stone and brick exteriors.</strong> Stucco and vinyl don&rsquo;t make the cut.</p>
<p><strong>9. Community landscaping</strong>, with walking paths and playgrounds. Forget about golf courses, swimming pools and clubhouses. Buyers in large planned developments prefer hiking among lush greenery.</p>
<p><strong>10. Two-car garages.</strong> A given at all levels; three-car garages, in which the third bay is more often than not used for additional storage and not automobiles, is desirable in the move-up and custom categories.</p>

Infectious diseases cause 20 percent of all illnesses among campers and staff members.(2) Additionally, sports camps have the added feature of common sports injuries that then make campers susceptible - through open wounds - to infection.<br /><br />To help prepare for camp, parents should understand how to help prevent these illnesses and talk to their children. Ten prevention tips parents should share with their campers:<br /><br />1. Throughout the day, wash hands with antimicrobial antiseptic soap or alcohol sanitizers, if a sink is not available.<br /><br />2. Wash hands and forearms above the elbow immediately before sports using an antimicrobial wash or wipe that contains chlorhexidine gluconate (CHG), such as Hibiclens soap or Hibistat&reg; wipes. This protects the skin from bacteria for up to 6 hours during skin-to-skin contact sports.<br /><br />3. Shower as soon as possible after sports activity in hot water with an antimicrobial cleaner with four percent CHG, which kills germs (including Methicillin-resistant Staphylococcus aureus [MRSA], a type of staph infection that is resistant to many common antibiotics(2)) on contact and for up to six hours after washing.<br /><br />4. Clean sports equipment after use and ensure it dries completely after cleaning. Use antimicrobial wipes or sprays on equipment that cannot be washed. He is currently working three jobs to achieve his dream of home ownership and looking at homes in the $80,000 to $90,000 range in a rural or suburban area.</p>

But studies have shown that some of the highest return on household improvements can come from those on the outside, not the inside.</p>
<p>A primary reason is that outside investments can produce curb appeal, which is especially important if you are planning to sell your home. Those same improvements can enhance the enjoyment factor if you and your family plan to stay in your home.&nbsp;</p>
<p>For example, one national industry resource&mdash;the National Association of Realtors, reported recently their experience shows a new wood deck produces the second highest return on home improvement investment of any common addition, remodel or replacement project.</p>
<p>However projects don&rsquo;t have to be big to add value or enjoyment, according to Jimmy Rane, president of Great Southern Wood Preserving, a leading producer of pressure-treated lumber products and maker of YellaWood brand products.</p>
<p><strong>The following popular outside improvement projects will increase the curb appeal or value of a home:</strong>&nbsp;</p>
<p><strong>Adirondack chairs</strong>&mdash;Uniquely-American classic outdoor furniture is made entirely of wood and has a straight back and seat, which are set at a slant to sit comfortably on a hillside or mountain incline, but still be comfortable at any angle.</p>
<p><strong>Gazebo</strong>&mdash;A gazebo can be freestanding or attached to a garden wall, roofed and open on all sizes to provide shade or shelter.</p>
<p><strong>Planters and window boxes</strong>&mdash;Planters have become popular because they are both functional and ornamental. Additionally, some can be moved frequently to account for seasonal weather or just to create a change in scenery.</p>
<p><strong>Picnic table</strong>&mdash;Picnic tables go well on a patio or a deck, but equally as well on the grass or under a tree in the yard. A traditional picnic table is all in one piece so that it wears well without a lot of maintenance.</p>
<p><strong>Trellis</strong>&mdash;A trellis can function as a unique sun screen or it can be the framework for an outdoor hanging garden. Building it with pressure treated lumber can add life by minimizing rotting and other threats.</p>
<p><strong>Trash can corral or compost b</strong>in&mdash;While many outdoor projects tend to be cosmetic in nature, here are two ideas that are both practical and pretty. With a trash can corral, you can hide unsightly trash cans and with a compost bin, you can reduce your own carbon footprint in a way that doesn&rsquo;t take away from the visual appeal of the place.</p>

Get out the bucket, mop and Mr. Clean. The key to making a positive first impression is simple, said Sandra Rinomato, host of HGTV&rsquo;s popular &ldquo;Property Virgins&rdquo; show.</p>
<p>&ldquo;Get it clean, clean, clean,&rdquo; said Rinomato. &ldquo;If your house isn&rsquo;t clean, it instantly sends up negative thoughts that the home is not well maintained. If your house is spotless, you&rsquo;re ahead of the game,&rdquo; she said.</p>
<p>But don&rsquo;t stop there, advised Rinomato. To increase your chances of making a sale, &ldquo;stage&rdquo; the house to make it as attractive as possible. Until recently, &ldquo;Staging meant pulling out all the stops&mdash;setting the dining table with your best china and crystal, arranging flowers, lighting candles,&rdquo; she said. &ldquo;Now we take the minimalist approach. Basically, you want to strip the house to its bare essentials, depersonalize it so potential buyers can superimpose themselves and their lifestyle on the house.&rdquo;</p>
<p><strong>Rinomato offered the following tips for staging a home: </strong></p>
<p>1. Visit model homes and examine shelter magazines for inexpensive decorating ideas. Always keep in mind you are not decorating for yourself but for the general public.</p>
<p>2. Start with the outside. Give the house a fresh coat of paint, add shiny hardware to the front door and plant a few flowers to send a subliminal message the house is loved and well cared for.</p>
<p>3. Declutter every room to make it look larger. Get rid of family pictures, trophies and knickknacks. Closets and drawers should be no more than 30% full.</p>
<p>4. Invest in eco-friendly but bright lights. Open the drapes or remove them completely. &ldquo;Light, bright rooms give the impression this is a happy place&mdash;and everyone wants to move into a happy place,&rdquo; said Rinomato.</p>
<p>5. Feature only a few pieces of furniture with mainstream appeal. Pull pieces away from walls to make rooms look bigger.</p>
<p>6. Make sure a room&rsquo;s primary use is obvious. A bedroom should look like a bedroom, not an office, hobby center or gym.</p>
<p>7. Bedrooms and kitchens are difficult to stage because they are in daily use, but make the effort. Clear everything off the counters and nightstands, roll up the rugs and hide the laundry hamper. Buff the cabinets with car wax and clean under the sinks. Invest in pristine white bed linens and towels.</p>
<p>8. Minimize the &ldquo;pet effect.&rdquo; Remove food bowls and litter boxes to the utility room. Deodorize thoroughly.</p>
<p>9. Organize the utility room and garage. Hang up the bicycles, roll up the hose. Renting a storage locker is worth the cost if it helps you sell faster and for a higher price.</p>
<p>10. Once your house is staged, invite your friends or Realtor over and walk them through to get an objective opinion.</p>

Parents have different ideas about how to keep their kids safe, but their assumptions don't always match up with some of the biggest known threats.<br /><br />"By far, the leading cause of death in children is injuries, and there's a lot we can do to prevent those injuries," said Garry Gardner, a pediatrician in Darien, Ill., and chairman of the American Academy of Pediatrics' committee on injury, violence and poison prevention. "Injuries, in general, cause more deaths in kids over a year of age than the next seven leading causes of death combined."<br /><br />Parents shouldn't underestimate their role in keeping their kids out of harm's way, said Alfred Sacchetti, an emergency physician at Our Lady of Lourdes Medical Center in Camden, N.J. "You are the No. 1 safety feature that comes with your child."<br /><br />Here are some of the biggest safety risks for children during the summer and otherwise &mdash; and what you can do to minimize them.<br /><br /><strong>1. Suffocation and strangulation. </strong>This pair is the leading cause of unintentional-injury deaths in children under age 1, according to the Centers for Disease Control and Prevention.<br /><br />How to reduce the risk: Make sure your infant has a sleeping environment free of pillows and soft bedding, and put him or her to sleep on his back in a crib, rather than in a bed with adults. Also position the baby far away from loose or hanging cords.<br /><br />Parents should use cribs with four fixed sides, rather than those with sides that drop down. With the latter, parts can more easily break, deform or detach, opening up spaces where youngsters can become entrapped and suffocate, according to the Consumer Product Safety Commission and Consumer Reports. Drop-side cribs have been responsible for 32 infant and toddler deaths in the past nine years, according to the Consumer Product Safety Commission, which has recalled 7 million such cribs since 2005.<br /><br />Parents who use a drop-side crib should check the plastic slides regularly and tighten the hardware if necessary, said Don Mays, senior director for product safety at Consumer Reports. "If there's any missing or broken hardware, get rid of the crib," he said. "Don't try to fix it yourself."<br /><br /><strong>2. Drowning. </strong>Among children ages 1 to 4, drowning is nearly tied with motor-vehicle accidents as the leading cause of death. Incidents frequently revolve around swimming pools and bathtubs.<br /><br />How to reduce the risk: Never leave a child unattended in a bathtub or allow a kid to swim without supervision. Avoid making or answering phone calls; that's the biggest distraction for parents when children are in a bath or pool, sometimes with fatal results, Sacchetti said.<br /><br />Home swimming pools should have a fence that wraps around all four sides of the pool instead of having one side open to the house, he said. Having four-sided fencing plus a separate pool-entrance gate can greatly reduce the likelihood of a child falling in and drowning.<br /><br />Swimming lessons for kids over six months old can be fun, but parents shouldn't get a false sense of security because there's no such thing as drown-proofing your child, Gardner said. "I would recommend touch supervision under the age of three or four," he said, which means you're supervising your child in the pool or lake and they're only a hand reach away.<br /><br /><strong>3. Motor-vehicle crashes. </strong>Car accidents are the leading cause of death among children over one year old, according to the CDC. And they account for as many as two-thirds of deaths among teenagers and young adults age 15 to 24.<br /><br />How to reduce the risk: Using age-appropriate car seats is critical to boosting a small child's chances of surviving a crash, according to the National Highway Traffic Safety Administration.<br /><br />Infants from birth to at least age 1 and 20 pounds should ride facing backward in a car seat placed in the back seat. After that, children should ride in the back seat using forward-facing toddler seats and then booster seats until regular seat belts fit properly&mdash;usually not until age 8 or when they're 4 feet 9 inches tall, the NHTSA said.<br /><br />Parents can have their car-seat installation checked by a professional for free. The NHTSA's website lists car-safety experts by area.<br /><br /><strong>4. Other car-related accidents. </strong>Nearly 42 percent of the nontraffic fatalities in children under age 15 between 2004 and 2008 happened because drivers backed over kids, who often were in the vehicles' blind spots, according to Kids and Cars, a nonprofit that tracks such accidents. More than 18 percent of nontraffic deaths occurred because children got heatstroke after being left in cars. Other risks include power-window strangulation, trunk entrapment and vehicles that are accidentally set in motion.<br /><br />How to reduce the risk: Teach children not to play in or around cars and supervise them carefully around vehicles. Make sure kids aren't around before pressing the gas pedal.<br /><br />It doesn't take long for a child left in a car to overheat and die. So drivers should put a stuffed animal in the front seat or a briefcase or purse in the back seat so they don't forget about the child in the back seat. "It can get very hot, lethally hot, very quickly, and children should never be allowed to be alone in a car ever, even for a moment," Gardner said.<br /><br /><strong>5. Head injuries. </strong>Brain injuries remain among the most devastating for patients.<br /><br />How to reduce the risk: Always use the proper car seat or seat belts. Make sure kids wear sport-specific helmets when they're playing sports or riding bicycles or skateboards. A child's aversion to helmets is no excuse for not wearing them, Sacchetti said. "Your responsibility is to be their parent, not their friend," he said. <p>&ldquo;L&rdquo; stands for loan choices and there are lots of different choices available.&nbsp; Fixed rate or adjustable?&nbsp; With rates as low as they are currently, most people would choose a fixed but an adjustable may be the better choice if the buyer knew they were going to be in the home for a limited period of time.&nbsp; The right decision is determined by which loan will give the buyer the least cost of housing.</p>

<p>The amount the buyer wants to commit to down payment will also determine which loan may be best.&nbsp; If a person wants keep it to a minimum, FHA is a logical choice with a 3.5% down payment unless the buyer is a veteran and is eligible for 100% loan.&nbsp; There is a possibility to avoid PMI on 90% loans.</p>
<p>&ldquo;A&rdquo; stands for available concessions that the seller may be willing to make on behalf of the buyer such as paying part or all of the closing costs and contributing to a buy down of the interest rate to make the payments lower.</p>
<p>&ldquo;N&rdquo; stands for negotiations which take place in every home sale.&nbsp; Some parties are better at negotiating than others.&nbsp; It is to a person&rsquo;s negotiating advantage to have as much information about the transaction and its parties as well as the proper tools to communicate the concepts proposed.</p>
<p>The "Right" home without financing will never have the buyer's address.</p>
